This
Redevelopment Proforma model is simple to use. All that is
needed is to type the basic information regarding the site
(e.g. lot size, land use regulations), financial information
(e.g. parking costs, operating costs in the area, etc.) and
character of the project (e.g. number of stories, residential
and/or commercial, etc.). The model then calculates a list
of important variables, including the Return on Investment
(ROI) for the overall project based on the given assumptions.
Change the assumptions to determine how they affect the project.
How
it works
- The
model is divided into the following sections:
- Physical
inputs, or physical characteristics of the lot, building
as well as land use regulations
- Parking
inputs, such as the number of spaces per tenant
- Financial
inputs, such as construction costs and monthly rents
Each
section has its own worksheet. Worksheet can be accessed by
clicking on the tabs at the bottom of the screen. Each worksheet
has two sections. One section is labeled "inputs"
and another "outputs". Inputs are in bright yellow
boxes, while outputs are in orange. Use the inputs to enter
the characteristics about the site. The outputs column will
return immediately calculated information.
Reminders
As
you type, it is not needed to type the dollar ($) or percentage
(%) signs
Do
not type on the output (orange boxes)
Do
not enter information in the worksheet labeled "calculations"
All
worksheets include at the bottom the percentage of return
on investment (ROI). ROI is total income divided by the total
amount invested, stated as a percentage. The higher the ROI
the higher the profit earned on completion and sale or lease
of the development.
Physical
Inputs
This
worksheet has a yellow background. Starting on the upper left
side of the screen, type the name of the zone, lot size, parking
space, number of stories, etc. Also enter the percentage of
the structure dedicated to the different uses (such as residential,
retail, office, etc.) and the average square feet per person.
Some of the outputs include the amount of land dedicated to
landscaping, the maximum building footprint, and the amount
of land dedicated to parking, among others.
Parking
Inputs
This
sheet is light brown. Also starting on the upper left side
of the screen, type the costs for the different types of parking
and the number of spaces per dwelling unit or size of unit.
Outputs
include the number of spaces required per type of use, the
total are dedicated to parking, and the required number of
spaces per 1,000 square feet of development.
Financial
Inputs
Use
this worksheet, in light green, to enter financial information
such as construction costs, annual operating costs, occupancy
rates and expected rents for the building.
Outputs
include total building costs, total annual rent, net operating
income (NOI) and return on investment (ROI).
